Financing

Almost no buyer can get a loan

Most lenders won't write a mortgage on a manufactured home — especially one built before June 15, 1976, which has no HUD tag and doesn't qualify at all. That knocks out nearly every retail buyer and leaves you waiting on someone with cash.

Title

It's a title, not a deed

If the home was never retired to real property, the state treats it like a vehicle: it has a DMV title, not a deed. A lost title, a dead owner still on the title, or a lien the seller forgot about will stop a closing cold. We deal with these constantly.

What Actually Sets the Price on a Jacksonville Mobile Home

Five things move the number more than square footage does.

1. Land-owned or park lot

This is the single biggest factor. A doublewide on its own acre is real estate and prices like real estate. The same home on a rented lot is personal property with a monthly bill attached, and it is worth a fraction of the land-owned version. Tell us which one you have and the number changes immediately.

2. Year built and the HUD tag

June 15, 1976 is the dividing line. Homes built after it carry a HUD certification label and can be moved, financed by specialty lenders, and insured normally. Homes built before it usually cannot — which does not make them unsellable, it just means the buyer pool is cash buyers like us.

3. Whether it was ever tied to the land

If a prior owner filed to retire the title and convert the home to real property, it transfers by deed with the land. If not, it transfers by title through the tax collector's office. Both are workable. Not knowing which one you have is what delays closings.

4. Roof, floors, and water
