Financed buyers need a water test and a septic inspection.

FHA and VA loans generally require the well water to be tested and the septic system to pass inspection before the loan funds. Middleburg has no city government. Permitting, code enforcement, and property records all run through Clay County in Green Cove Springs. The housing stock is older and more varied than the subdivisions nearby

Fleming Island and Oakleaf are newer, tighter, and easier to comp. Middleburg is 1970s through 1990s block and frame houses, manufactured homes on owned acreage, and newer pockets off CR-218 mixed in among them. That variety is why an automated value estimate is unreliable here — the algorithm has nothing consistent to average.

Better access raised land values without changing the houses

The First Coast Expressway cut the drive from western Clay to the Westside and the airport, and land values followed. The houses didn't change. They're still the same age, still on the same wells, still carrying the same roofs. If your value expectation came from watching land prices, the house may not have moved with it.

Manufactured homes: titled or real property?

If the home still carries a DMV title, you're selling a titled home plus land. If the title was retired and it's assessed as real property, you're selling real estate. Which one you have determines who can finance it, how it closes, and what it's worth. Plenty of owners don't know. We check the county record before we quote a number.
